A primary residence policy assumes someone is living in the home year-round, which means the insurer expects regular maintenance, heating in winter, and quick response if something goes wrong. A seasonal cabin policy is built around the reality that the property sits empty for months at a time, often in a rural area with limited fire protection.


Seasonal policies tend to carry higher premiums relative to the home's value, lower coverage limits, and more exclusions. If your cabin is only occupied from May through September, your insurer views it as a higher risk for undetected water damage, break-ins, and weather-related losses.
